OLD LYME ZONING COMMISSION
MINUTES OF SPECIAL MEETING
Monday, May 23, 2005

The Old Lyme Zoning Commission held a Special Meeting on Monday, May 23, 2005, in the Auditorium of Memorial Town Hall.  Those present and voting were Ted Kiritsis (Chairman), Jane Marsh (Secretary), Joan Bozek, Howard Tooker (Alternate, seated) and Steve Ames, (Alternate, seated).  Also present was Ann Brown, Zoning Enforcement Officer.

1.      Convene meeting; announcement of voting alternates.

Chairman Kiritsis called the Special Meeting to order at 7:30 p.m.  He stated that Mr. Tooker and Mr. Ames would be seated this evening in the absence of Mr. Fries and Mr. Risom.

2.      Regulation Rewrite.

Section 5

Delete Tag Sale everywhere it is referenced in the Regulations.

Eliminate Hellistops in all residential zones.

Eliminate Tea Rooms everywhere it is referenced.

Section 5.1, RU 80 District

Eliminate Inns from RU-80 District.

Addressing Attorney Branse’s comment regarding “sanitary landfill,” the Commission asks that it be left as it is.

5.1.2

Eliminate Conversion of Single Family to Multi-Family, subject to Section 11.21.

Section 5.2, RU-40  District

No minimum acreage for farms.

Yes, RU-40 District is PRCD eligible.

5.2.3

Eliminate Conversion of Single Family to Mutli-Family, subject to Section 11.21.

Section 5.3, R-20 District

Yes, allow golf courses.  Please note that there is no definition for golf course.  

No accessory apartments or B&B’s.

No, R-20 is not PRCD eligible.

Eliminate Conversion of Single Family to Mutli-Family, subject to Section 11.21.

Section 5.4, R-15 District

No, R-15 is not PRCD eligible.

5.4.3

Eliminate Conversion of Single Family to Mutli-Family, subject to Section 11.21.

Section 5.5, R-10 District

No, R-10 is not PRCD eligible.

5.5.3

Eliminate Conversion of Single Family to Mutli-Family, subject to Section 11.21.

Section 5.6, MFR-80 District

Remove Inn, remove Tea Room.

Eliminate Conversion of Single Family to Mutli-Family, subject to Section 11.21.

At their Regular Meeting of June 13, 2005, the Commission will discuss whether they intend to allow two-family dwellings.

3.      Adjourn.

The meeting adjourned at 9:30 p.m. on a motion by Joan Bozek; seconded by Jane Marsh and voted unanimously.
